October in Ohio is beautiful from the ground. From the roof, it is a different story. Falling leaves, windblown debris and steady fall rain all end up on your commercial flat roof, and most of it heads straight for the drains.
A low slope roof depends on water moving off the surface quickly. When drains, scuppers and gutters get blocked, water has nowhere to go. That standing water adds weight, finds weak seams and sets the stage for bigger problems once temperatures drop below freezing.
The good news is that fall drainage problems are some of the easiest and least expensive roof issues to fix, as long as you catch them early.
Why Drainage Matters So Much on a Flat Roof
Unlike a steep residential roof, a commercial flat roof relies on a slight pitch and a network of drains to move water away. Even a partial blockage can cause water to back up across large areas of the roof.
When water sits for more than a day or two after a rain, it is called ponding. Ponding water can:
- Speed up the breakdown of roofing membranes and seams
- Add significant weight to the roof deck
- Push water under flashings and into the building
- Freeze and expand once winter arrives, opening small gaps into larger ones
If you have already read our post on why freeze/thaw cycles matter for your commercial roof, you know how quickly trapped water can turn into real damage once Ohio winter sets in. Fall is your window to stop that cycle before it starts.
Your October Drainage Checklist
Here are the key areas to check, or to have a qualified roofing contractor check, before the first hard freeze:
- Roof drains and strainers. Remove leaves, twigs and sediment from drain baskets. Make sure strainers are in place so debris does not wash into the drain lines.
- Scuppers, gutters and downspouts. Clear any buildup and confirm water flows freely from the roof edge to the ground.
- Low spots and ponding areas. Look for water stains, dirt rings or algae, which are signs that water has been sitting in the same place.
- Flashings around rooftop equipment. HVAC units, vents and pipes are common leak points. Leaves tend to pile up around them and hold moisture against the flashing.
- Seams and edges. Look for open seams, lifted edges or loose metal that fall winds may have loosened.
- Interior ceilings. Check top floor ceilings for new stains or drips after a heavy rain. Our guide on how to spot roof leaks before they disrupt your business covers the warning signs to watch for.
A quick note on safety: rooftop work comes with real fall hazards. If your team does not have proper training and equipment, leave the roof walk to a professional crew.
When a Clogged Drain Is a Sign of Something Bigger
Sometimes a blocked drain is just leaves. Other times, recurring ponding points to deeper issues like a sagging deck, failing insulation or a roof that was never sloped correctly. If the same areas hold water season after season, it is worth a closer look.
ASI’s service, repair and maintenance team can identify the root cause and recommend the most cost-effective fix, whether that is a simple drain repair, added crickets to redirect water or a larger project down the road.
Make Fall Maintenance a Habit
The most reliable way to stay ahead of drainage problems is a regular inspection schedule. Most commercial roofs benefit from inspections at least twice a year, typically in spring and fall, plus a check after any major storm.
A scheduled fall inspection gives you a clear picture of your roof’s condition before winter, so small fixes can be completed while the weather still cooperates. It also gives you documentation of the roof’s age, condition and remaining life, which makes planning for next year’s budget much easier.
