As a property manager, you can take a proactive approach to keeping your commercial roof clean and safe. But let’s be real – we know you don’t have the time to think about, much less physically inspect your own roof, so hiring a professional to conduct inspections and preventative maintenance is the best way to extend the life of your roof. A professional contractor can detect and fix areas of the roof that are vulnerable to future problems such as ponding, chips, cracks, leaks, etc.
To get the most life out of your flat commercial roof, it is recommended you have your roof inspected/evaluated1 at least once a year. But again, we know how busy you are and likely aren’t trained to know what to look for, so that’s where ASI comes in.
Here are a few of the things we look for during a roof inspection:
- Debris and vegetation
- Drains and gutters obstructed by debris
- Inspection of roof system and flashing components
- Check for blister or cracks
If the property has a membrane roof, a type of roofing system made up of a single-ply membrane and is typically used on flat or low-slope roofs designed to be waterproof and durable, we can carefully inspect the overall condition of the membrane. One common issue is ponding, which is a depression in the roofing system that holds water. It is also known as “deflection ponding” or “structural ponding” and can cause major damage to the roof membrane and flashings.
